1. Buying equipment before you have a layout

This is the single most common and most expensive error. Founders fall in love with a rig or a row of machines, order it, then discover it will not fit the flow of the room. A proper layout works largest items first, then benches, cardio and open space. As one design principle puts it, you should start with the biggest items and build outward. 2. Ignoring ceiling height until the rig arrives

Ceiling height quietly decides what you can and cannot program. A minimum of 3m suits most equipment, but you want 4m or more for functional rigs, wall balls and any overhead pressing, and 4m is essential for a HYROX-style setup. For dedicated Olympic lifting and overhead bar work, a minimum around 3.5m is commonly recommended. 3. Assuming any floor can take the load

A ground-floor slab on grade is the easy case. Upper floors are where budgets blow up. Industry guidance commonly specifies 8mm for cardio and equipment areas, 9mm for free-weight areas, and 12mm for heavy lifting zones. 12mm is the recommended thickness for heavy lifting, with heavier localised platforms added for bumper plates and Olympic lifting drop zones. On upper floors, add acoustic underlay: a concrete slab above occupied space needs an acoustic underlayment between the rubber and the slab to reduce noise transfer downward. 5. Skimping on clearances and traffic flow

Gyms heat up fast, so ventilation is not optional. Plan power outlet locations, HVAC positioning and dedicated circuits into the layout so cabling and units are not chased through finished walls later.

8. Signing the lease before you understand the make good clause

A make good clause can quietly cost six figures at exit. It sets out what condition you must return the premises in and how disputes are resolved, and the wording can make a six-figure difference at exit. The strongest landlord position requires you to remove all fit-out, services, partitions and floor coverings and return the premises to a clean base building condition.
